HCLT Investments, LLC is a family (husband, wife and daughters) owned and operated property management company. We have several rentals of our own that we manage and care for. HCLT specializes in caring for older properties. All of our own properties date from 1922 up to 1941. We treasure and love these older homes, turning them into charming, safe and clean rentals for interested parties.
We are an “active” property management company. Meaning we walk the properties ourselves, frequently, and conduct six month inspections on all occupied units/properties. Frequently (1-4 times a month) walking the properties ensures that the exterior and grounds are clean and neat, ensuring that eyes will be drawn for future occupancy. We pick up trash, spray weeds and even sweep if necessary. There are no monthly “drive by’s”. Six month inspections make sure your property is being cared for by the tenants and helps to make sure it is in good repair through their stay, keeping costs down between tenants. Regular visits also ensure that policies are being followed, allowing us to take care of issues instantly. A sixty day notice is required from tenants, accepting a renewal (if offered) or ending the agreement. We will show your property while occupied, lining up a tenant for when it is unoccupied. This will ensure that the down time between tenants is kept at a minimum and your investment will continue to cash flow consistently.
HCLT Investments has built great relationships with local vendors. Response times to issues are quick,1-2 days, this keeps your tenants happy. Our handyman is very professional, very fair and very skilled, able to resolve most issues. In January ‘26, we will have an in house handyman for small jobs resulting in record response times for your tenants. We also have a reliable company for taking care of the yards on your property. We work closely with all of our vendors, which is good for you, ensuring another set of eyes on your property when we are not there. All of our vendors are licensed, insured and knowledgeable in taking care of older properties.
HCLT Investments also has a lawyer on a monthly retainer. This step is protection for everyone involved. Our lawyer will help us navigate through issues and resolve them as they come up. A retained lawyer means he is familiar with us, creating a quicker response time to unexpected situations.
